What We Look For During a Mold Inspection
What We Actually Check
We start by tracing water, not mold, because mold is always downstream of a moisture problem somewhere. That means checking crawl spaces and foundation areas for signs of past or present intrusion, looking closely at roof flashing and chimney details where leaks commonly originate, checking around windows, plumbing fixtures, and water heaters, and paying attention to attic ventilation, since poor airflow traps humidity that mold needs to grow. We also use a moisture meter in areas that look fine on the surface but have the right conditions to be hiding a problem underneath.
Signs You May Already Have a Problem
A musty smell that doesn’t go away with cleaning is usually the first clue, even before anything is visible. Beyond that, watch for discoloration or staining on walls, ceilings, or around window frames, a history of any leak that wasn’t fully dried out and repaired, or a crawl space that’s ever felt damp or smelled off when you’ve been under the house. None of these guarantee mold on their own, but any one of them is worth a real inspection rather than a guess.
Why We Test Through a Certified Lab
If we find something during the inspection that warrants testing, we take samples and send them to an accredited, independent lab for analysis, not an in-house guess. That distinction matters. A visual inspection tells us where a problem might be. Lab results tell you, in writing, exactly what you’re dealing with, so any decision you make about remediation or a purchase negotiation is based on data, not speculation.
